Check-In and Arrival Details

  • Self Check-In: Guests with confirmed reservations can proceed directly to their assigned site. Essential info will be sent via text and/or email before arrival.

  • Check-In/Check-Out Times: Check-in available from 2:00 PM to 8:00 PM; check-out by 12:00 PM.

    • Early arrivals, late check-ins, or late check-outs may be accommodated with prior management approval. Late arrivals after 8:00 PM: Please notify management in advance.

    • Unapproved late departures will incur a $50 fee.

  • Need Help? Contact our on-site camp host at 850-708-2575 for any questions or assistance during your stay.

Site and Guest Guidelines

  • Base Rate and Occupancy: Rates include up to 6 adults per site, 1 RV, and 1 tow vehicle.

    • Additional guests (over 6 people) or vehicles: $15 per day fee applies (with management approval).

  • Parking: Limited to your gravel site—1 RV and 1 vehicle standard. Extra vehicles may park at your site if space allows, but do not use vacant sites or park on the side of roadways/entry/exit.

  • RV Age Restriction: RVs older than 15 years, require prior management approval, just shoot us a picture of your RV on our contact us page. We only need to confirm it is in good condition.

  • Site Etiquette: Keep your area clean, tidy, and considerate of neighbors. No walking through occupied or vacant sites.

    • Prohibited: Tarps, clotheslines, or any permanent/semi-permanent structures.

Amenities and Facilities

  • Full Hookups: Each site includes water (well water supplied), sewer, electric (30/50 amp + 110 outlets), and WiFi.

    • Recommend using a surge protector; EV charging via pedestals prohibited.

  • No Bathhouse or Laundry: Guests must utilize your RV's own bathroom and washing facilities.

  • Community Barn: Our big red barn is under remodel and will soon serve as a shared space—clean up after use.

Safety and Conduct Rules

  • Speed Limit: Strictly 5 MPH throughout the park.

  • Quiet Hours: 10:00 PM to 7:00 AM—maintain respectful noise levels at all times (voices, music, pets, vehicles).

  • Alcohol and Behavior: Responsible consumption only; no disorderly conduct, fighting, or excessive noise (may involve law enforcement).

  • Smoking/Vaping: Permitted only on your site—be mindful of neighbors and dispose of butts properly.

  • Pets: Welcome but must be leashed (no tying to trees/objects unattended). Clean up waste immediately; no wandering into other sites. Owners fully liable for damage/injuries.

  • Fires: Contained in designated pits, attended, and fully extinguished (prohibited during bans).

  • Trash and Waste: Bag and use dumpster—no leaving outside RVs.

  • Wastewater/Sewer: Proper sewer use only (no non-biodegradables, feminine products, chemicals, grease); clean spills immediately; no professional tank cleaning on-site.

  • Vehicle Maintenance: No repairs or oil changes allowed.

  • Departure Courtesy: Report damage, remove trash, pick up pet waste, and ensure clear traffic flow.

Cancellation and Refund Policy

Daily and Weekly Rentals:

  • Full payment required at the time of booking.

  • Cancel at least 30 days in advance: Full refund (minus reservation/processing fees).

  • Cancel 7–30 days prior: 50% refund (minus fees) or as specified.

  • Within 7 days: No refund.

  • Refunds processed to the original payment method (or park credit if unavailable).

Monthly Rentals:

  • Cancel 45+ days before arrival: Refund of deposit (minus fees where applicable).

  • Cancel within 45 days: 50% refund (minus fees).

  • Within 7 days: No refund.

  • Open-ended stays (Ongoing): Provide 30 days' notice before departure to avoid additional charges (2-week penalty for insufficient notice).

No refunds for early departures, weather, acts of nature, or evictions. The adventure continues rain or shine!

Additional Policies

  • Reservations Required: All sites by confirmed reservation only (full payment secures). Unauthorized occupancy treated as trespassing.

  • Utilities Responsibility: Guests liable for any damage to water, sewer, electric, or internet.

  • Management Rights: We reserve the right to refuse service, reassign sites, or expel guests for rule violations (no refund; possible ban from future stays).
