Peak Season (June-October) Rates vary depending on the site type (Creekside, Mountainside, Barnside).

• Barnside sites (27-40) are $1,000/month

• Mountainside sites (21-26) are $1,150/month

• Creekside sites (1-20) are between $1,350 (Sites 1-9) - $1,450 (10-20)/month.

• Off Season (November to May)- all sites are $1,000/month.

  *Sites 15, 19, 20, 21 and 26 not available for monthly rates as these are premium sites.

For 2+ months: You may book online by choosing “Ongoing” reservation for stays up to 90 days, which will be charged monthly. Rates vary by season (Peak, Off Peak) and by site type.

Rules for Monthly Campers

These rules apply specifically to guests staying 30 days or longer (monthly or extended stays). Stays over 90 days must be pre-approved by Ecusta RV Park.

Our park is designed for recreational and temporary use only—it is not intended for permanent residency. All long-term campers must comply with these guidelines to maintain a clean, attractive, and welcoming environment for everyone.

1. RV Appearance and Condition

•  All RVs must be well-maintained, clean, and in good repair at all times. This includes no visible damage, excessive dirt/mold, broken awnings, leaking hoses/seals, or unsightly repairs (e.g., duct tape patches).

•  RVs should appear modern and cared-for. Management reserves the right to inspect and approve RVs upon arrival and periodically during your stay. Older RVs are welcome if they are in excellent condition—photos may be required in advance for approval.

•  Mandatory maintenance: monthly campers must keep the exterior of their RV's clean and presentable. 

•  No visible mechanical issues, flat tires, or non-operational vehicles.

2. Site Maintenance and Appearance

•  Sites must be kept neat, clean, and clutter-free to preserve the park’s recreational aesthetic.

•  Prohibited items (to avoid a “lived-in” or permanent look):

•  Permanent structures like sheds, decks, porches, fences, or enclosures.

•  Large outdoor appliances (e.g., full-size refrigerators, freezers, washers/dryers).

•  Excessive personal items (e.g., indoor furniture, large storage bins, yard ornaments, clotheslines with hanging laundry, potted plants).

•  Skirting around the RV (unless pre-approved temporary weather skirting).

•  Allowed: Standard patio furniture, small grills, and one small outdoor rug.

•  All items must fit within your site boundaries—no encroaching on neighboring sites or common areas.

•  Trash must be bagged and disposed of daily in designated dumpsters. No on-site storage of trash or recyclables.

3. Recreational Use Only

•  This park is for temporary/recreational camping. No establishing permanent residency (e.g., using the park address for driver’s licenses, voter registration, or primary mailing address beyond basic forwarding).

•  No operating a business from your site or RV.

•  Mail/packages: Limited receipt allowed (check with host); no excessive deliveries that suggest permanent living.

4. Vehicles and Parking

•  Maximum of 2 vehicles per site (including tow/towed vehicles). All must be registered, operational, and parked within your site.

•  No vehicle repairs or oil changes on-site.

5. General Conduct

•  Quiet hours: Typically 10 PM - 7 AM (or as posted).

•  Pets: Leashed at all times, cleaned up after immediately; no excessive barking. Maximum 3 pets unless prior approval.

•  Guests/visitors: Must notify camp host; day visitors only (no overnight).

6. Monthly Inspections, Renewal, and Rental Terms

•  Management will inspect each monthly site from time to time to determine compliance with all park rules.

•  Monthly rentals are on a month-to-month basis only. There are no long-term leases or guaranteed renewals.

•  Continued monthly renewal and occupancy are contingent upon passing these inspections and timely payment of rent.
